Property Director-Wichita


Job Description:

Reports to: City Director

Overall Responsibility: Provides oversight of all owned and leased properties including buildings, land and vehicles; performs and directs repairs and maintenance of said properties; performs and oversees new construction and remodeling projects; and supervises staff and volunteers.

Basic Requirements: An Evangelical Christian with a personal commitment to Jesus Christ, in agreement with World Impact's Affirmation of Faith and Affirmation of Christian Commitment.

  1. Must have the experience and the skills required to either work on or oversee commercial and residential property maintenance and construction.
  2. Must possess people skills and be able to work with volunteers, volunteer groups, and World Impact staff in a manner which reflects World Impacts core values.
  3. Displays knowledge of, and commit to, the WOrd of God as the source of all wisdom, discernment and counsel. Knows how, and is commited to listen to the Holy Spirit and minister to the needs of others.
  4. Applies the Word of God in exercising wisdom, discernment and counsel.
  5. Seeks guidance from the Holy Spirit and practices the power of prayer in ministering to others' needs.
  6. Models a Christian lifestyle and leadership to staff and constituency.
  7. Agrees with and embraces World Impact Wichita's Mission, Vision, and Values. Sees himself as an important part of the overall team and seeks to help unify all property workers with the other parts of our ministry.
  8. Possesses skills in administration and management
  9. Possess ability to raise personal support from friends, family, home church, etc.

General Responsibilities:

  1. Facilitates the development and implementation of a long term property plan.
  2. Prepares an annual maintenance and repairs/equipment replacement budget and assures compliance with the final approved annual budget.
  3. Maintains all lawns and flower beds of World Impact public properties and responsible for snow and ice removal. If lawn maintenance or snow and ice removal are contracted, a bidding process is used as appropriate.
  4. Develops a written program of routine structure, equipment and vehicle maintenance and replacement and performs or oversees routine maintenance and repair in the most cost effective manner; including the use of bids on more costly repairs and in replacing equipment and vehicles.
  5. Develops and oversees an effective system of property work requests which prioritizes (in order) emergencies, village building and missionary home systems involving regular use (i.e. toilet, AC repair, etc.), projects improving overall efficiency, grounds projects improving overall aesthetic look, minor projects.
  6. Develops and maintains a system for receipt and prioritization of work orders and completes work in most cost effective manner.
  7. Oversees new construction and remodeling projects as assigned.
  8. Serves as liaison for repairs and maintenance of properties with those who oversee TUMI, Good Samaritan Grace Med Clinic, hospitality, thrift stores, and missionary homes including effective communication of plans, prioritization, time lines, and assurance of user satisfaction.
  9. Recruits and oversees volunteers for projects that can effectively be completed by volunteers.
  10. Oversees volunteer groups as assigned.
  11. Works with Finance Director in overseeing a program for management of property deeds, property taxes, property tax exemptions, vehicle registrations and tag renewals and records of owned properties and vehicles and assigns other tasks to the Finance Director as appropriate.
  12. Serves as a member of the Management Team.
  13. Raises and maintains a prayer and financial support base to cover expenses.
  14. Performs other duties as may be assigned from time to time.
